Bedbug Disclosure Rider (Lease Addendum)

NYC HPD provides a sample Bedbug Disclosure Rider for landlords to attach to leases. This rider satisfies the written disclosure requirement of NYC Admin Code § 27-2018.1. Landlords may use HPD's form or draft their own — provided it contains all required information (unit and building infestation history for the prior 12 months).

Annual Bedbug Filing (for Owners of Multiple Dwellings)

Owners of buildings with 3 or more rental units must submit an annual bedbug report to NYC HPD. Filing is done through the NYC HPD online portal. Key details:

  • What is filed: Whether any unit had an infestation in the prior year; number of infested units; number of units where eradication was applied
  • How to file: Through NYC HPD's online filing system (link below) — requires the building's BBL (Borough, Block, Lot) number and HPD registration
  • Deadline: Check the NYC HPD website for the current annual filing deadline [VERIFY deadline annually — it can change]
  • Penalty for non-filing: NYC HPD can issue a violation for failure to file; confirmed bedbug conditions also count as separate Housing Maintenance Code violations
